Because every APPROVED prospective tenant has already passed credit, reference & identification checks within the past 90 days, landlords simply verify the authenticity of the tenant's Certificate online or via the telephone & move forward with the rental or lease.

If you have a prospective tenant who has not yet been APPROVED, simply enter their email address here & we will send them an electronic application form to complete.
The background checking process takes approcximately 1 working day & the fee is paid by them or yourself. On completion we will send you & the applicant the resulting report a Certificate (if they pass our criteria).
You can be assured that every APPROVED tenant has been thoroughly vetted & must satisfy the criteria below to gain APPROVED status:

  • Credit: No County Court Judgments, IVA, Bankruptcy, Sequestration or Debt Relief Orders Within Past 6 Years
  • Employment: Verified & Authenticated Employment Reference (If Employed)
  • Income: Salary or Income Confirmation By Accountant or Employer
  • Rental History: Verified & Authenticated Current/Previous Landlord Reference (If You Have Rented WIthin The Past 6 Years)
  • Affordability: Rent should not exceed 40% of annual gross income

  • Reputation: Positive TrustRank Score ie No Negative Social/Organic Media, Criminality or Reputation History

  • Defaulter: No Previous Tenancy Defaults or Tenant Database Entries
